Willow Bridge is currently hiring for an experienced Marketing Manager to oversee marketing efforts and strategy across a portfolio of properties. The Marketing Manager will report to the Senior Regional Marketing Director and support properties by delivering impactful marketing campaigns, influencing leasing and training programs. The role involves collaboration with local operational leadership and Business Managers to maintain or improve occupancy and rental income through effective marketing and leasing strategies. Responsibilities
The duties below are general guidelines and do not constitute all tasks or initiatives expected of the Marketing Manager. Additional duties may be assigned by the supervisor. The position may require travel to properties and owner meetings.
Essential Duties:
• Lead development and execution of marketing strategies supporting the portfolio's financial goals, including advertising, leasing, new development presentations, and client communication.
• Collaborate with regional leadership and community managers to implement creative marketing and advertising strategies within budget, utilizing online advertising, websites, SEO/SEM, SMM, referrals, signage, outreach, email marketing, and other tactics tailored to the resident profile and market conditions.
• Create and maintain relevant online content for property websites, social media, and advertising, including copy, video, and photography. Monitor multi-channel advertising results and adjust strategies as needed.
• Work with regional marketing and Digital Strategy teams to assess marketing efforts.
• Support under-performing properties by analyzing traffic and leasing performance, troubleshooting issues, developing targeted campaigns, and evaluating results for adjustments.
• Oversee development of signage, models, curb appeal materials, communication pieces, promotional materials, websites, reports, and training materials for assigned properties.
• Present marketing and advertising plans to owners/clients, highlighting success and new opportunities.
• Identify and meet with marketing vendors, review service contracts, recommend providers, and monitor advertising partners for quality.
• Monitor market trends, economic conditions, and job growth to adjust strategies and improve asset performance.
• Share best practices with regional marketing teams, support corporate events, and serve as a brand ambassador for Willow Bridge.
• Ensure staff are trained on digital marketing tactics and online reputation management.
• Knowledge of platforms such as Yardi, Entrata, Rent Café, Updater, Chatmeter, etc.
• Collaborate with Director of Marketing Operations to ensure feeds and integrations are functional.
• Advocate for new technology adoption and ensure analytics setups like Google Analytics are in place.
• Assist with recruitment, career events, tradeshows, RFPs, and national/regional campaigns.
• Support regional event planning and organization.
• Train staff on online presence, social media, and marketing courses annually.
Qualifications
• Minimum 2 years of experience in the multifamily housing industry with a focus on marketing.
• Experience managing marketing for diverse portfolios including new construction, lease-up, renovation, and conventional communities.
• Knowledge of social media campaigns across platforms like Facebook, Instagram, Twitter, Snapchat, Pinterest, GMB, Blogs, etc.
• Ability to travel approximately 20%-40% within the portfolio.
• Excellent communication skills, both verbal and written, with the ability to present and report effectively.
• Creative, proactive, and able to work independently and in teams.
• Strong multitasking and prioritization skills in a dynamic environment.
• Self-motivated with excellent time management.
• Proficient in Gmail, MS Office, CRM, Canva, property management software, Adobe Creative Suite, and other creative tools.
Additional Skills:
• BS/BA Degree in Marketing, Business, Communications, or related field.
