Job Description:
As a Property Manager with a focus on sales and marketing, you will be responsible for driving leasing, occupancy, and strategically repositioning the property in the community. This role involves both day-to-day management and forward-thinking planning, with heavy emphasis on marketing, sales tactics, and lease-up initiatives to attract and retain residents. The ideal candidate thrives in a fast-paced environment, is highly self-motivated, and demonstrates exceptional attention to detail in all aspects of property management.
Key Responsibilities:
- Oversee the day-to-day operations of the property, ensuring optimal performance and resident satisfaction.
- Develop and implement innovative sales and marketing strategies to increase property occupancy.
- Lead successful lease-up campaigns by leveraging marketing tools, advertising platforms, and proactive community outreach efforts, including partnerships with local businesses, engagement with neighborhood organizations, and participation in area events to attract and retain residents.
- Manage the leasing process from inquiry through signing, ensuring high conversion rates and timely lease execution.
- Work closely with the maintenance and operations teams to ensure that properties are well-maintained and visually appealing for prospective residents.
- Ensure compliance with all leasing regulations, property policies, and local laws.
- Build and maintain strong relationships with prospective residents, clients, and the local community.
- Monitor market trends and competitor properties to identify opportunities for improvement and differentiation.
- Track key performance metrics related to leasing, marketing effectiveness, and overall property success.
- Maintain accurate and up-to-date records of all lease and resident-related documents.
- Provide excellent customer service, addressing resident needs and concerns promptly and professionally.
Qualifications:
- Proven experience in property management (preferably at least 5 years), with a focus on sales, marketing, and lease-up campaigns.
- Strong background in managing and executing successful marketing strategies for residential properties.
- High level of attention to detail, organization, and time management skills.
- Exceptional communication skills, both verbal and written.
- Ability to thrive in a fast-paced and dynamic environment.
- Self-motivated with the ability to work independently and as part of a team.
- Strong understanding of local real estate markets and trends.
- Proficient in property management software and MS Office Suite (knowledge of Yardi, AppFolio, or similar platforms is a plus).
- Experience with social media, digital marketing, and advertising platforms.
- Strong problem-solving and customer service skills.
Preferred Qualifications:
- Previous experience in lease-up or turnaround properties.
- Knowledge of Fair Housing laws and leasing regulations.
- 5+ years of experience managing at least 100 units or more.
