Join The NRP Group as a Floating Community Manager overseeing LIHTC communities in Austin, TX!
Under the direction of the Regional Vice President, the Floating Community Manager travels to various communities within the region. The role involves acting as a Community Manager when needed, or working alongside existing managers. Responsibilities include ensuring excellent customer service, managing apartment operations, maximizing cash flow, maintaining assets, achieving budgeted NOI, providing quality resident living environments, and fostering positive team environments. Duties vary based on property needs.
ESSENTIAL FUNCTIONS

Essential Functions:
Financial:
- Oversee financial performance and work toward achieving budgeted NOI
- Maximize cash flow by minimizing delinquencies and ensuring timely rent collection
- Monitor financial data accuracy, leasing activities, and reports
- Develop cost-saving strategies and create annual budgets
- Review financial statements and prepare variance reports
- Analyze income, expenses, market rents, and delinquency data; recommend actions
- Oversee capital improvements and deferred maintenance
- Review bids, monitor vendors, and ensure proper invoicing
- Handle delinquent residents, late fees, and legal proceedings as needed
Marketing:
- Support leasing efforts, respond to inquiries, and ensure paperwork accuracy
- Monitor rental activity, marketing outreach, and advertising
- Maintain knowledge of market rents and demographics
- Evaluate rental pricing and monitor move-in/move-out statuses
- Follow up on prospect leads and improve team results
- Ensure lease compliance and regulatory adherence
Customer Service:
- Inspect properties and units daily
- Ensure service requests are completed promptly
- Supervise safety and risk management activities
- Implement resident retention programs
- Provide courteous, professional customer service
- Be available for emergencies and resident events
Personnel Development:
- Train, coach, and mentor team members
- Hold regular team meetings and set goals
- Manage employee schedules and attendance
- Provide ongoing feedback and perform other duties as needed
Skills & Abilities
Education: High School Diploma or equivalent; Bachelor’s degree or CPM preferred
Experience: 5-6 years property management; supervisory experience; knowledge of landlord/tenant laws, Fair Housing, LIHTC regulations
Technical Skills: Strong computer skills, especially in Microsoft Office; Yardipreferred
Other Requirements: Valid Driver’s License
