Community Manager
Wheatland Crossing II - Columbus, OH
Duties/Responsibilities
- Maintain positive interactions with residents and the public to enhance the community image and ensure superior resident retention.
- Lease apartments: handle inquiries, greet prospects, show apartments, process applications and deposits, verify income and credit information, follow up with prospects, and ensure leases and certifications are renewed timely.
- Maintain the community's curb appeal, making sure it remains welcoming and attractive.
- Maintain confidentiality of resident and prospect information at all times.
- Handle rents and all monies securely, including daily deposits and record keeping.
- Oversee rent collection, tracking, pursuing delinquent accounts, issuing notices, and participating in court proceedings if necessary.
- Screen and score rental applicants, control delinquency, and process bad debt files for collections.
- Create a customer-centered service culture through proactive hospitality.
- Manage the community’s operating budget, including controlling expenses.
- Gather and verify credit and income information for residents and forward for approval.
- Ensure resident files comply with all legal and contractual commitments.
- Track and ensure completion of scheduled unit inspections and preventative maintenance.
- Sign off on vacant units as market-ready, providing feedback and work orders as needed.
- Inspect the property daily, schedule improvements and repairs, and obtain bids for approval.
- Ensure accurate and timely financial reporting and recordkeeping.
- Review and forward capital maintenance recommendations for approval.
- Stay informed about neighborhood market conditions.
- Ensure residents adhere to lease terms and community rules.
- Develop and implement resident relations programs.
- Participate in continuing education and training seminars.
- Report work-related injuries and property issues promptly.
- Familiarize with policies and procedures, respond to emails promptly, and complete required training.
- Learn and operate company software.
- Respond to after-hours and weekend emergencies related to injuries or property damage.
- Communicate effectively with residents, staff, and vendors.
- Dependably report to work as scheduled.
- Perform other duties as assigned.

Qualifications

Education and Experience
- At least 18 years old with a high school diploma or GED
- Experience in affordable housing programs (LIHTC, Section 8, HUD) preferred
- Experience with property management software a plus
- Familiarity with Fair Housing laws preferred
Physical Requirements
- Valid driver’s license and insurance
- Ability to sit at a desk, work on a computer, stand, walk, give tours, and meet with tenants
- Lift up to 15 pounds
- Traverse properties with stairs and in various weather conditions
