has an opportunity for a Full-Time Community Manager to join our team at East Fair Terrace!
East Fair Terrace is an affordable (LIHTC/HUD) apartment community in Gresham, OR with 100 units.
The Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and adhere to Fair Housing and Landlord Tenant Laws at all times. Responsibilities include supervising staff and vendors, providing excellent customer service, maintaining curb appeal, ensuring timely property maintenance, safeguarding financial health, ensuring compliance with government and program requirements, and completing all necessary paperwork and reports on time.
We seek a dynamic self-starter who enjoys teamwork and thrives in a fast-paced environment. The ideal candidate will be highly organized, professional, and communicative. The candidate must have at least two (2) years of experience managing affordable multifamily properties, with experience in LIHTC/RD and Yardi required. A solid understanding of property management duties and operations is essential.
Schedule: 40 hours/week, Monday - Friday, 8:00 AM - 5:00 PM
Compensation: $27-$30/hr DOE + benefits
Housing: 2-bedroom townhome included as a condition of employment

Qualifications:
- High school diploma or GED
- At least two (2) years of experience managing affordable multi-family communities
- One year of experience developing and maintaining annual budgets
- Experience with LIHTC/RD housing
- Proficiency with Yardi
- Excellent attention to detail and organizational skills
- Strong mathematical skills and understanding of budgets and financials
- English proficiency (reading, writing, speaking)
- Effective communication skills
- Ability to complete training requirements within deadlines
Essential Functions:
- Represent Guardian professionally
- Coordinate property management efforts to meet and exceed obligations
- Manage operations in compliance with laws and regulations
- Assist in budget development and analysis
- Prepare financial reports and manage receivables
- Complete resident income certifications and recertifications
- Administer budgets and analyze operations for efficiency
- Manage revenue collection and documentation
- Maintain confidentiality of resident and property information
- Supervise staff, including hiring, performance evaluation, and discipline
- Record time worked accurately and approve timesheets
- Oversee leasing activities and respond to inquiries
- Collect delinquent accounts following legal guidelines
- Engage and supervise vendors
- Approve invoices and manage property upkeep within budget
- Collaborate with corporate departments
- Lead staff meetings and document minutes
- Seek continuous improvement in work processes
- Other duties as assigned
