Freeman Webb Company is seeking an experienced Leasing and Marketing Assistant Manager to effectively manage the leasing and marketing of one of our apartment communities. The position of Leasing and Marketing Assistant Manager requires you to have strong leasing/sales skills along with assist the Leasing Consultants as they interact with potential residents find their new home.
In addition, the Leasing and Marketing Assistant Manager will establish marketing plans to achieve leasing goals. The position requires a high level of energy and always demonstrate high standards of professionalism.
Responsibilities:
- Oversee marketing and leasing efforts to maximize the occupancy of the community
- Prepare marketing plans and develop new strategies and programs designed to meet occupancy goals
- Prepare daily and weekly leasing reports and pricing recommendations
- Ensure leasing staff complies with corporate procedures and government laws on Fair Housing
- Ensure follow up activities take place for all prospective residents
- Manage and review all lease, guarantor and data entry processes
- Coordinate and participate in resident retention programs
- Generate and track traffic of prospective residents by utilizing effective marketing techniques
- Conduct all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and traffic follow up
- Walk tour route and model unit daily
- Ensure an adequate stock of professionally printed collateral and promotional items are on hand at all times
- Monitor and update all social media channels to promote the property
- To ensure all potential internet leads are handled timely and follow-up processes are in place.
- Operates marketing activities within the confines of the marketing budget, deviating only with prior approval
- Assist in development and supervision of staff
- Understand the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations
- Maintain a positive community environment for both residents and associates and encourage participation in events and activities
- Assist in mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences
- Oversee the outreach marketing and advertising of vacancies
- Prepare and outreach marketing program to identify prospective residents from major employers, area businesses and universities.
- Conduct property tours with potential residents highlighting the valuable features of the property in order to convince prospective resident and influence them to lease.
- Run background checks on potential residents to evaluate their credit status and criminal records to determine if they are eligible occupy.
- Maintain contact with lessees during their tenancy period to oversee their satisfaction and help resolve property issues.
- Oversee the processing and approval of prospect applications and lease documents.
- Monitor the lease terms, rental rates and leasing fees/deposits to ensure the property remains competitive and that all applicable fees have been collected with each application.
- Guide the activities and operations of the leasing team to ensure revenue and occupancy goals are achieved.
- Organize meetings during which leasing operations are discussed to identify solutions necessary for achieving occupancy and resident retention guidelines are met.
- Oversee on-the-job training of leasing consultant to bring them up-to-speed on work activities.
- Conduct surveys of the property market to obtain information on competing lease rates and other trends that affect occupancy/rent.
- Supervise/create campaign activities for the publicity of properties available for leases.
- Oversee the designation of leasing staff to appropriate outreach efforts.
- Ensure the proper documentation and storage of leasing files are maintained.
- Develop and implement policies necessary for improving the profitability and efficiency of a leasing department.

Education and/or Experience
Associate's degree (A.A.) or equivalent from two-year college or technical school preferred; or six months to one year related experience and/or training; or equivalent combination of education and experience.
Language Skills
Ability to generate reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from clients, customers, and the general public. Bilingual a plus.
Mathematical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
Reasoning Ability
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Other Skills and Abilities
Complete and submit weekly activity report, weekly traffic and leasing report, weekly off-site marketing report in a timely and accurately. Ability to operate basic office equipment such as copier, fax, computer, typewriter, calculator and telephone.
