Community Manager - Affordable Section 8 property
This is a skilled administrative position for managing residential commercial real estate. A Low-Income Affordable Community Manager is responsible for the overall management and operation of this Section 8 property, ensuring compliance with federal, state, and local regulations. The ideal candidate will have a strong understanding of HUD Section 8 regulations, excellent communication skills, and a commitment to providing exceptional service to residents. Work involves managing the operations of a community and performing related duties to ensure compliance with applicable HUD regulations, Housing Authority policies, and Low-Income Section 8 compliance. The role also involves achieving financial and operational goals of the owners and company, maintaining high occupancy rates, property standards, resident satisfaction, and controlling expenses.
Essential Duties And Responsibilities
- Property Operations: Oversee day-to-day operations including leasing, rent collection, maintenance, and resident relations. Develop and implement property management policies to enhance efficiency.
- Compliance Management: Ensure compliance with Federal Section 8 regulations, including tenant eligibility, income certifications, and reporting. Maintain accurate records of tenant files and certifications.
- Financial Management: Prepare and manage budgets, monitor financial performance, and ensure timely rent collection.
- Resident Relations: Foster a positive living environment, address concerns, resolve conflicts, and organize community events.
- Maintenance Oversight: Coordinate repairs, ensure safety standards, and conduct regular inspections.
- Team Leadership: Supervise and train staff, promote teamwork and accountability.
- Community Engagement: Build relationships with local organizations and stay informed about housing trends.
Requirements
- Minimum of 3 years property management experience, focusing on Section 8 properties.
- Strong knowledge of Section 8 regulations and compliance.
- Financial acumen with budgeting and reporting experience.
- Excellent communication and interpersonal skills.
- Proficiency in property management software and MS Office.
- Ability to work independently and in teams.
- Property management certification (e.g., COS, CPM, CAM, HCCP) is a plus.
