JOB SUMMARY
The LEASE UP COMMUNITY MANAGER is responsible for managing all phases of onsite operations, including personnel, budgeted occupancy goals, marketing trends and competition. Effectively work with the construction, development teams and outside vendors during all phases of the project.
A successful candidate will be an energetic, self-starter with a strong leasing background. The ideal Candidate will be passionate and energetic with exceptional leasing and leadership experience.
2+ years in Property Management preferred.
Lease Up experience preferred.
JOB FUNCTIONS
1.) Train and be responsible for work performed by all staff members under his/her direction.
2.) Adhere to all company personnel directives as per the manual of operations and procedures
3.) Work as a team member with the Regional Operations Manager, Regional Accounts and Compliance Specialist and leasing consultant in analyzing competitive advertisements, promotions and pricing; using this information to design marketing and advertising plans for the building. Know when to recommend rent increases.
4.) Approve all leases, addendums, and renewals. Communicate with residents in writing regarding any and all issues relating to the residents' tenancy.
5.) Receive and record rent payments, deposit monthly receivables, process delinquent notices, and three day eviction notices.
6.) Verify completion of work orders and call residents to verify satisfaction.
7.) Assist in planning of resident retention programs and rental rate structure. Implement strategic planning achieves occupancy goals and financial success of the property.
8.) Adhere to all appropriate company accounting directives, including, but not limited to:
a. Accounts Receivables, including delinquency
b. Account Payables
c. The Flash Report
d. Daily/Weekly Vacancy Reports
e. Responsible for overseeing the revenue and expenses of the property and adhering to and
creating the operations budget for the property.
9.) Obtain competitive bids from contractors to perform work and supervise same.
10.) Inspect apartments prior to new occupancy
11.) Ensure that the residents are provided with clean, safe, well-maintained community
12.) Responsible for assisting and maintaining budget and reporting variables; including the development of a five and ten year plan
13.) Develop resident appreciation programs, social programs, and become an active member in the community.
14.) Report accidents and/or incidents to the corporate office immediately and prepare proper reports.
15.) Ensure that all maintenance requests are handled on an immediate on-call basis and that residents are notified if parts must be ordered, causing delay.
16.) Continually inspect property for improvements, recording deficiencies and taking the necessary action, within budgetary allocations.
17.) Establish schedules and assign personnel to routine maintenance, emergency coverage, and preventative maintenance.
18.) Supervise, encourage, support, and aid other employees on property.
19.) Adhere to all directives of the Director of Operations of the Management company
20.) Participate in meetings, programs, and seminars relating to property management and laws governing apartments
21.) Perform all other duties as assigned.
