DESCRIPTION OF WORK
The focus of this position is to Inspect public housing dwellings, and privately-owned dwellings leased, or intended for lease, under the Bethlehem Housing Authority Rental Assistance Programs for compliance with applicable Housing Authority, Department of Housing and Urban Development (HUD), and Federal, State, and local codes for property maintenance standards. You will have the opportunity to schedule and perform regular and special inspections to insure utilities and normal housing accommodations are structurally and functionally operative, and maintained in a customary, safe and sanitary condition according to local codes and Housing Quality Standards. A Housing Inspector evaluates dwellings prior to, during and after occupancy to determine the presence of any current or impending structural damage, utility system malfunctions, substandard, hazardous or unsanitary housing conditions, verifies utility shut offs, and identifies and initiates abatement of lead paint hazards. Other duties to include: Responding to inspections directed by Authority personnel which may be in response to complaints Conferring with Authority management, tenants, landlords, and local code inspectors to complete the inspection process to ensure housing standards are met Photographing damages and unsanitary conditions when applicable Completing necessary paperwork and maintaining related records, reports, and files Keeping abreast of changes in property maintenance codes and HUD housing standards Performing light maintenance, cleaning tasks, inter-office mail, and additional duties as requested
Work Schedule and Additional Information: Full-time employment Work hours are 8:00 AM to 4:30 PM, Monday - Friday, with 30-minute lunch. Telework:

REQUIRED EXPERIENCE, TRAINING & ELIGIBILITY
QUALIFICATIONS Minimum Experience and Training Requirements: One year of experience in the area of building structure or maintenance inspection;
or One year of building or trades experience which included work in the area of cost estimation;

r Any equivalent combination of experience and training which afforded the applicant the above required knowledges, skills, and abilities.
