The Community Manager should have excellent leadership skills and maintain exemplary communication with residents, property owners, and vendors. They should respond promptly and courteously to inquiries or concerns. The role involves maintaining physical assets, enhancing financial performance, creating an attractive, welcoming, and safe community, leading a diverse staff with proper training and growth opportunities, and managing general property administration.
Responsibilities:
- Assist future residents in finding the perfect apartment.
- Provide a positive and genuine experience to all residents.
- Use strategic consultative selling skills to achieve 100% community occupancy.
- Communicate effectively with current and future residents.
- Apply logical thinking to define problems, collect data, establish facts, draw conclusions, and take appropriate actions.
- Manage annual budgets alongside the Regional Property Manager.
- Approve all residential lease contracts and vendor-related contracts.
- Utilize marketing techniques and social media to promote the community and its events.
- Assess and mediate resident feedback.
- Participate in resident retention activities.
- Schedule and follow up on maintenance work orders, move-ins, capital projects, and other community aspects.
- Ensure responsibilities are covered during absence and attend meetings punctually.
- Comply with the Employee Handbook expectations.
Requirements and Core Values
- Minimum of 1-2 years on-site as a Community Manager is highly preferred.
- Experience in accounting and PMS systems, with RealPage experience preferred.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to manage annual budgets with the Regional Property Manager.
- Strong logical thinking and problem-solving skills.
- Proficiency in Microsoft Suite and property management software.
- Training in Fair Housing laws compliance.
- Professional appearance and demeanor.
- Availability to work weekends and evenings as needed.
