Job Description

Position: BTR Marketing Manager

Location: Charleston, SC

Primary Responsibilities:

Serves as the primary marketing contact for onsite and operations teams, managing Maymont Homes’ national Build to Rent (BTR) portfolio.

Collaborate with onsite teams and operations to develop and implement marketing programs that enhance each property’s performance while supporting BTR portfolio goals.

Define and execute marketing strategies, brand evolution, and programs that support business development and financial performance goals.

Author and execute the marketing plan for each new community’s go-to-market (GTM) strategy.

Develop content and messaging strategy across all communication channels including but not limited to email, website, social, online advertising, collateral, etc.

Oversee and manage the Maymont Homes brand to ensure consistency across the BTR portfolio.

Support the development team in launching and maintaining all BTR community websites

Manage the transfer of digital assets, set up new advertising and campaign agreements, and transition/update social channels.

Research, define, and launch cutting-edge technology and programs to increase performance and minimize marketing expenses.

Manage the development of community-specific digital assets, collateral materials, communication pieces, promotional materials, signage, presentations, websites, reporting, and training materials.

Provide oversight of online review management and social media initiatives to align with community brand, BTR portfolio goals, and national benchmarks.

Provide marketing budget recommendations for acquisitions and support annual budgeting efforts for the BTR portfolio.

Oversee property photography projects, including contracting approved partners, managing photo shoots, and maintaining a centralized photo library.

Develop and conduct BTR portfolio training for new programs and continuing education on marketing initiatives.

Send weekly reports and attend community meetings to provide real-time marketing support and ensure clear and timely progress updates.

Prepare and present a monthly marketing and media review for the operations team, leveraging Google Analytics, digital media platforms, and other data sources for campaign analysis and improvements.

Meet with advertising and marketing partners, review service contracts, recommend creative service providers, and manage advertising suppliers for optimal results.

Provide technical support to onsite and corporate teams, troubleshooting any digital ad channel challenges.

Be the expert on marketing tasks related to the Lead Management System, ensuring that all lead sources are accurately feeding to the system and attributed to the correct source. Regularly review and update all prewritten scripts to ensure they are current, on brand, and effectively converting leads. Provide training and support to team members on the system's best practices and functionalities to maximize its effectiveness.

Collaborate with external and in-house creative and technology service teams to implement national initiatives and marketing technology at the site level
