We are seeking a highly motivated
Community Manager

This role will work closely with the on-site Maintenance Technician, Regional Manager, other Property Managers, and Fairlawn's corporate office in Champaign, IL.
What will you do?
Exemplify the core values of Be Kind, Be Flexible, Own It, and Always ImproveRecruit, train, manage, and lead community and market-based staff, holding team members accountable for their assigned responsibilitiesLead regularly scheduled meetings to report on both leading and key performance indicators for their community. Take action as necessary if goals are not being metReview and audit property performance vs. budget, communicating with the corporate office and ownership entities as necessaryContribute to the preparation of annual operating and capital budgets. Monitor the progress of capital budget items, regularly reporting to the corporate office on the progressInspect the property to ensure the highest standards are maintained, evaluating maintenance and grounds. Conduct regular inspections of vacant units for market-ready condition. Audit leases, resident files, and move-in paperwork to ensure accuracy and completionManage the renewals process, unit availability, listings content, and marketing channelsHandle resident accounting tasks such as rent collection, security deposit reconciliations, delinquency follow-up, posting payments, and preparing depositsMaintain good rapport with all prospective and current residents, vendors, and Fairlawn team membersHave a thorough knowledge of lease terms, specifications, and policiesProvide exceptional customer service and serve as an ambassador of the Fairlawn brandRemotely assist our Champaign-Urbana scattered site team during peak seasonsLearn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)Pivot, roll up your sleeves, and jump in where needed!Why should you work here?

Who you are - We'd love to hear from you if you:
Have at least 3 years of management experience, with a strong customer service backgroundProven record of successfully leading teamsHave previous leasing or sales experience, preferredHigh School diploma or GED (bachelor's degree preferred)Must be able to obtain an Illinois Residential Agent License within 1 year of employment (IL Properties ONLY)Are proficient with relevant technology (e.g., Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technologyDemonstrate superior attention to detail, high energy, and a positive attitudeHave the ability to give and receive real-time feedback with a positive mindsetExcellent written and verbal communication skillsAbility to work independently and also to work closely with other team membersEmbody our core values: Be Kind, Be Flexible, Own It, and Always ImproveSome additional things you will need:
