REPORTS TO: VP of Sales and Marketing
CLASSIFICATION: Salaried
POSITION TYPE: Full-time
EXPECTED HOURS OF WORK: Monday - Friday/8:00 am to 5:00 pm
SUMMARY/OBJECTIVE:
This position is responsible for the management of all day-to-day Marketing duties for multiple projects at the corporate office level, supporting Northern and Southern California for sale and rental communities. Working as an integral part of a team and in conjunction with and at the direction of the VP of Sales and Marketing, the role and process of the Director of Marketing includes but is not limited to competitive market/buyer demographic research, providing specifications and design recommendations, execution of interior design/model erchandising, advertising, collateral, web site management, publicity, promotions, events, budgeting, social media, technology management and the achievement of objectives, goals and standards set forth by the team and the Company. Also includes supervision, training and development of a marketing team including a Marketing Manager and other potential future staffing.
ESSENTIAL FUNCTIONS:
- Assist in the project Due Diligence process as needed, providing recommendations in areas such as specification level, buyer demographics and psychographics appropriate for market, feedback on product design and pricing/lot premiums for all communities
- Coordinate new project start-up/kick-off meetings with interior design team, landscaping and signage consultants, options team and other team members/consultants as required
- Visit each community’s site to completely understand the area, region, infrastructure, community, schools, retail, industry, employers, features/benefits, obstacles and selling points
- Oversight of marketing related market research for active and future communities as needed, including conducting focus groups and other forms of project research as needed to identify or maintain buyer profiles and market activity
- Creatively direct and oversee Advertising Agencies to develop project artwork, logo, community name, floorplans, brochures, virtual tours, site plans and all other marketing materials for sales galleries
- Develop a comprehensive project marketing plan and strategy with supporting budget based on market research, local knowledge and project assessment, working with VP of Sales and Marketing and/or Director of Sales to monitor sales and traffic, and drive qualified traffic to maximize price points and meet company absorption objectives
- Coordinate and Collaborate with Property Management teams/their Dedicated Marketing Teams for all rental communities to ensure company brand standards and guidelines are implemented, marketing strategies at the community level are effective and meeting community absorptions, and in monitoring budgets/spending
- Oversee the maintenance & cultivation of community interest lists with development and oversight of strategic and ongoing e-mail (eblast campaigns), social media, homebuyer preview events and other cultivation activities as needed
- Oversee, in coordination with Marketing Manager, to implement all aspects of project specific on-site sales trailers and offices including equipment, supplies, collateral, furniture, computers and other sales tools
- Oversee, in coordination with Marketing Manager, day to day website maintenance and community specific updates, promotions or corporate messaging implementation (as needed)
- Work with VP of Sales and Marketing and Marketing Manager to direct the creative, buyer profile and interior design execution efforts of all model homes, model landscaping, recreation facilities and common area amenities. Handle day to day communication and merchandising decisions/needs across internal staff and consultants relative to specifications, value engineering efforts, review of cabinet and lighting plans and other miscellaneous merchandising needs.
- Direct and coordinate advertising, social media, digital, PR, targeted media plans and events withAd Agencies and other vendor/consultant partners for each community to drive traffic/sales, while working within company provided budgets
- Work in conjunction with VP of Sales and Marketing and Director of Sales to create ‘community based’ marketing events & programs for each community that includes a ‘grassroots’ campaign element to connect each community to the surrounding neighborhood
- Plan and coordinate community events including ground breakings (if applicable), dusty shoe tours, VIP parties, model grand openings and other special events to meet traffic/sales goals as well as working within departmental budgets
- Direct and oversee development and production of all community signage, monumentation, wayfinding, banners and flags
- Proof and approve all project specific marketing and sales collateral materials. Draft creative copy as needed for marketing activities/promotional use.
- Oversight of project specific Marketing budgets, tracking conversion rates, ROI, sourcing vendors and following company guidelines for processing invoices, consultant agreements and other budget projections (as needed)
- Stay abreast of weekly/monthly/quarterly project sales goals, working with VP of Sales and Marketing/Director of Sales to adjust marketing plans as needed
- Maintain the ability and creativity, working in partnership with Director of Sales, to ‘accelerate or jump start’ the sales activity, selling process or supporting initiatives, should a project’s traffic & sales become stalled
- Work with Director of Sales and Options team to pre-plot any unsold homes and ensure selections work with market demographic/target price point at each community
- Understand and effectively articulate the goals, ideals, standards, direction and vision of each project within the guidelines of the company to potential buyers, cities, ad agencies, media, vendors, sales team and other contacts as required
- Follow and maintain company’s proprietary homebuyer experience protocols to ensure we are delivering and achieving buyer and performance goals by project
- Approve all project invoices and accounts payable as needed (with assistance of Marketing Manager), to assure the prompt and timely payment of our vendors, suppliers, commissions and consultants
- Solicit competitive proposals for sales and marketing related services, reviewing and approving contracts with supervisor’s signature as required
- All work and projects by Director and team should strive to portray company and company’s brand in the best, most creative light
- Understand and follow corporate personnel procedures as they relate to all governing State and Federal laws and statues
- Perform other duties as assigned
REQUIRED SKILLS:
- Keen sense of style and attention to fine details in executing a plan
- Overview of construction knowledge/ability to read plan
- Excellent written, verbal, and interpersonal communications skills
- Excellent organizational, time management, scheduling and follow-up skills
- Interest/aptitude in utilizing technology such as Artificial Intelligence or other means to create efficiencies
- Must ensure the quality of work and the work of the department is correct and reflects accuracy and attention to detail
- Must possess a strong internal/external customer service orientation/commitment
- Ability to work, think and make analytical independent decisions with or without varying degrees of supervision
- Ability to work well under pressure and to plan, juggle multiple projects and prioritize responsibilities in order to consistently meet deadlines
- Must be proactive, responsive and have a flexible attitude
- Must have the ability to work in a team environment
- Personal Computer skills which include Microsoft Office, Word, Excel, Outlook, Photoshop, Publisher, Internet, PowerPoint and a sales/customer management program such as Newstar Sales, Salesforce or other.
QUALIFICATIONS:
- Minimum 5+ years previous experience and success in Sales and Marketing for a homebuilder, preferred
- Experience working at a director level, preferred
- Bachelor’s Degree in Marketing, Business or related field, preferred
- CA Real Estate License, preferred
- Valid/California’s Driver’s License and a Clean DMV Record, required
