Position: Community Manager
The Community Manager is responsible for the total on-site operation of the assigned community (ies). He/She is expected to display a strong commitment to company goals, values, and the success of the company. Under the immediate direction of the Regional Manager, a Community Manager is responsible for all administration, property maintenance and security, financial tracking and budgeting, and recording keeping/reporting components listed below.

COMPENSATION: $50,000 - $60,000 depending on experience. This is a salaried position with a starting salary dependent on experience and qualifications.
ESSENTIAL FUNCTIONS:
- Always maintain highest occupancy possible
- Walk notice apartments once resident turns in notice
- Prepare for move-ins, renovations, and turns timely
- Prepare written reports as well as Plumbing & Smoke Detector logs to Regional Manager quarterly
- Submit weekly and month-end reports to Regional Manager
- Monitor Advertising sources; e.g. Internet, print ads, and locator services
ADMINISTRATION:
- Maintain regular office hours consisting of 8-5pm, or 9-6pm
- Handle resident concerns/problems
- Enforce lease agreements, as well as house/community policies
- Prepare/process all documents related to rent; i.e. non-payment, (UD, etc.)
- Monitor key control
- Document any/all changes in the resident/maintenance file
- Oversee, direct and mentor other site staff
- Monitor and supervise contracted services and vendors
- Prepare and monitor annual operating budgets
- Keep Outlook open, respond to emails and voicemails in a timely and professional manner
- Approve Invoices in PayScan
- Provide leasing assistance per property needs
RECORD KEEPING/REPORTING:
- Ensure that all documents are scanned and filed accordingly in Yardi Voyager
- Provide Regional Manager with a monthly building report
- Prepare all non-financial government agency reports
EDUCATION, EXPERIENCE AND OTHER SKILLS:
- High school diploma or equivalent
- 2+ years in Property Management
- Basic knowledge of bookkeeping
- Tax Credit
- Leasing
- Section 8
- Housing Support
- Ability to problem solve with staff and residents
- Good written and verbal communication skills
MENTAL AND PHYSICAL REQUIREMENTS:
- Ability to lift moderately heavy objects, climb ladders, perform duties requiring extensive maneuverability and normal strength
- Work is performed in interior and exterior structure and common areas
