Description Reports To : Marketing Director Location: Dweck HQ Note: Minimum Two Days in Office/Week (Mon + Wed), Local Candidates Only, Site Visits Required to Portfolio Communities Dweck Properties is seeking an experienced Marketing Manager to be based out of our Washington, D.C. office. Reporting to the Marketing Director, this position is responsible for generating high quality prospective renter traffic for our portfolio of 16+ apartment communities located across the DMV. They will also manage and be supported by our Marketing Coordinator. Our ideal candidate has a deep understanding of property management with expert sales, communication, and customer service skills. This person will own our lead generation strategy and implementation to meet our occupancy goals while also overseeing additional global projects to support the Marketing and Operations department. This position focuses on analytics, data-driven decision-making, and highly organized project management. The ideal candidate should excel in tracking performance metrics, optimizing processes, and ensuring efficient execution of strategic initiatives. On a typical day, you will: Own and drive all strategies to generate qualified prospective renter traffic, including but not limited to: Advertising - ILSs, digital ads (PPC, paid search, remarketing) Outreach - Events, partnerships, sponsorships, community relations, etc. Community Collaboration – Work with site teams to determine the best demand generation initiatives, areas for opportunity, property-specific insights, etc. Budgets – Adjust as needed to optimize ROI Monthly Marketing Campaigns – Participate in design and ideation Some Reputation Management and Written Communication support Ensure optimal conversion ratios to meet leasing and occupancy goals by: Closely monitoring leasing and exposure trends to proactively adjust strategies Developing and compiling reports that use data to analyze and optimize lead generation strategies Optimizing sales copy and cadence within CRM/email platforms Providing sales teams with trainings/support Identifying opportunities for automated or manual lead nurture touch points Working with marketing and training to create tailored experiences for our prospects Understanding the market/comp set to remain competitive Oversee our Marketing Coordinator, managing their projects and tasks. Audit and troubleshoot Marketing Technology. Work with Training and Marketing departments to help onboard team members on Marketing best practices. Project manage vendors and third-party partners as needed. Manage additional global projects to drive renter interest. Manage administrative tasks crucial to the success of our company. This position requires occasional, local travel in NoVA, DC, and MD. This role will require some additional working hours during times of emergency or business criticality. Recommended Skills: Experience and a proven track record of multifamily demand generation/leasing strategy Experience in people and project management Impeccable organization and time management skills A strong knowledge of the DMV multifamily market Proficient in Excel, Canva, Meta Business Suite Requirements Undergraduate Degree in Marketing, Communications, Business, Property Management, or additional 2 years of relevant experience 2-4 years of experience in property management and/or demand generation Highly experienced in Yardi/Rent Café or property management CRM software Highly organized and detail-oriented Outstanding verbal and written communication skills Strong aptitude for metrics tracking/data analysis Basic graphic design skills Ability to think “big picture” while managing logistics Ability to respond quickly and stay organized in a fast-paced environment Positive attitude with a “How can I help you?” approach About Us : Dweck owns and manages approximately 6,600+ multifamily residences in the Washington DC area.
