Community Manager (LIHTC)- Washington, DC Join to apply for the Community Manager (LIHTC)- Washington, DC role at Franklin Group Community Manager (LIHTC)- Washington, DC 3 weeks ago Be among the first 25 applicants Join to apply for the Community Manager (LIHTC)- Washington, DC role at Franklin Group Job Title: Community Manager - LIHTC EXPERIENCE REQUIRED Supervisor: Senior Community Manager/Portfolio Manager/VP of Community Operations FLSA Status: Exempt (Salary) JOB SUMMARY Responsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. ESSENTIAL DUTIES AND RESPONSIBILITIES Operate the community within the financial guidelines and approved budget. Ensure rents are collected when due, and monies are posted in a timely manner. Issue 5-day notices (Pay or Quits) and evictions. Work one weekend a month, preferably the first weekend. Perform physical inspections of the community and verify the condition of vacant apartments. Coordinate with maintenance staff to ensure timely reconditioning after move-out. Supervise office staff and maintenance supervisor; indirectly oversee maintenance technicians, grounds, and housekeeping. Maintain knowledge of Fair Housing Laws. Handle interviewing, hiring, and onboarding of community team members. Manage uniforms and ID badges. Ensure professional appearance and behavior of staff and self. Manage inventory and ordering of administrative supplies and equipment. Enforce all company policies and procedures across departments. Oversee leasing activities, ensuring effective and professional sales techniques. Approve and submit invoices for payment. Respond promptly and courteously to resident requests and complaints. Generate and analyze reports like Leasing Trends, Financial Performance, and Occupancy Verifications. Implement resident retention programs such as referral initiatives or social activities. Ensure compliance with OSHA standards and safety policies. Report unusual circumstances regarding residents or the community. Seek educational opportunities for personal growth. SUPERVISORY RESPONSIBILITIES Supervise office and maintenance team members, including hiring, training, performance appraisals, and conflict resolution. QUALIFICATIONS High school diploma or GED; 3-5 years related experience; LIHTC experience required. SKILLS AND ABILITIES Strong communication, leadership, analytical, problem-solving, and reasoning skills. Knowledge of Fair Housing Laws and safety standards. Certifications like CAM or RAM are recommended. Ability to work physically as needed. OTHER REQUIREMENTS Must complete Fair Housing training within 1 day of hire and harassment prevention courses within 7 days. Ability to lift up to 10 pounds and meet physical demands of the role.
