The Director of Marketing is responsible for the development and review of marketing and ensuring all plans and campaigns are executed on time and on budget, while upholding the integrity of our company's brand. This position works collaboratively with the Marketing, Leasing, and Operations teams, as well as other functional business departments, to support the implementation of strategic marketing plans and established procedures. This position may provide direct supervision of designated members of the Leasing and Marketing Department.
As of the date on which this job advertisement is posted, the Company anticipates that the base salary pay range for this role is $68,000 - $78,000 (this represents the presently-anticipated low and high end of the Company's base salary pay range for this position). Actual pay may vary based on various factors, including but not limited to location and experience. In compliance with the Colorado Equal Pay for Equal Work Act, the base salary range for this position is $68,000 - $78,000 (for candidates that reside in CO). This role is bonus eligible. Benefits include generous health insurance and wellness benefits, 401(k), and paid time off.
Develop, review, and implement strategic marketing plans and campaigns across various marketing mediums. Analyze effectiveness of marketing campaigns and mediums in relation to appropriate target market by utilizing the Company systems, reporting tools, and other online measurement tools. Make recommendations for improvements to strategic marketing plans, calendars, and marketing timelines based on leasing velocity and traffic trends. Participate in strategic and creative process required for marketing campaign development. Evaluate and make recommendations to appropriately adjust marketing expenses in correlation with marketing effectiveness and Return on Investment (ROI), including, but not limited to: specific market(s), individual properties, etc. Responsible for, but not limited to, hiring, training, employee development, goal setting, and project management with those team members. Essential Duties: (Other duties may be assigned)
Ensure marketing campaigns are focused on designated Company target markets in priority sequence while upholding the integrity of the Company brand. Maintain knowledge of message, demographics, market information, leasing numbers, and other pertinent information for all properties. Stay up-to-date, and maintain, knowledge and awareness of on-going marketing trends. Attend and participate in property marketing calls and event planning sessions as needed. Evaluate market conditions and provide recommendations on marketing initiatives as needed. Travel as needed to assist in marketing and leasing operations. Administer and develop training, training documentation, and resources on relevant marketing topics. Management of marketing vendors and partners ensuring adherence to established guidelines, quality control, pricing, and efficiency. Manage sports marketing contract negotiations, conflict management, renewals and budgeting under the supervision of the Senior Director of Marketing. Marketing operations integration of the Company acquisition properties and new developments. Collaborate with Leasing, Content, Digital, Creative and Operations teams to drive traffic and impact leasing conversion and velocity. Deliver global marketing communications as needed and per the direction of senior leadership. Develop and administer leasing and marketing contests under the direction of senior leadership. Carries out supervisor responsibilities of assigned employees, including interviewing, hiring, and training employees as needed; planning assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems as needed. Provides regular updates to senior management.
